The deck says “20% gross IRR target.”

But these are the 4 questions institutional LPs are actually asking before wiring capital:

1. Is the track record being framed strategically?
 The sponsor marketed a 16.5% gross IRR composite. But when previously excluded investments were added back in, net IRR dropped to 7.0%.

That is the difference between a top-tier manager and an average one.

One of the biggest parts of IR is understanding what’s driving the numbers — and what’s sitting quietly in the footnotes. 

2. How much of the return is actually realized?
 Fund III showed a 23.8% gross IRR… but only ~8% of invested capital had been realized.

Meaning most of the performance still depended on sponsor marks tied to commodity pricing.

Sophisticated LPs immediately start stress testing:
• what happens if copper prices fall?
• how are assets being valued?
• what does this look like under normalized assumptions? 

3. What is the weakest part of the portfolio telling you?
 The loan book generated just a 2.0% gross IRR on over $1.3B deployed.

That is the number every investment committee is circling.

Because weak performance in supposedly “protected” parts of the capital stack usually reveals more about underwriting discipline than the headline returns do. 

4. Does the data actually support the macro narrative?
 The strategy was positioned as “all-weather.”

But most unrealized marks were measured during one of the strongest commodity environments in years.

The real question is whether the portfolio has actually been tested through a prolonged downturn — not just a temporary drawdown. 

The biggest misconception about investor relations is that it’s just fundraising.

The best IR professionals think like LPs first and know how to diligence a story before they try to sell one.
